| This Booking Agreement is made between
the Owner of the Property (or Owner's authorized agents, employees, successors
and assigns) and above mentioned Client(s). |

Client(s) are urged to preview
the property/advertising via the website www.liveinasia.com. |
 |
 |
Client(s) agree to take the
property as advertised on the website. Client(s) are responsible to learn about
the area of the rental property. The Owner is not responsible for relocating
Client(s) once possession of the rental is taken. |
 |
 |
The Owner reserves the right to cancel or rescind any Booking Agreement if it is found that the Client(s) are conducting unlawful activities. |
 |
 |
ALL INDIVIDUALS THAT WILL BE ON THE PROPERTY MUST BE REGISTERED ON THIS FORM. Client certifies that only the individuals listed on the Guest Registration list will occupy the property. Any unregistered individuals will be considered unauthorized and additional fees of JPY 10,000 per person per night may be charged or the contract may be subject to immediate cancellation and forfeiture of all rents and fees received at the Owner's discretion. IfClient(s) plan on entertaining more individuals than states on the Guest Registration list, Client must obtain written permission from the Owner. When permitted, an additional charge may apply. |

Client(s) shall occupy and use the premises only as a residential home and for no other purposes. |

There will be NO PARTIES,
GATHERINGS OR OTHER EVENTS without the written consent of the Owner. Client(s)
acknowledge that unauthorized events
Will result in ad additional charge of a
minimum of JPY 100,000 Unauthorized Event Fee per occurrence. |

IF IT IS APPARENT THAT THERE ARE UNREGISTERED GUESTS AND/OR AN UNAUTHORIZED EVENT ON THE PREMISES AND/OR ANY VIOLATION OF OTHER TERMS AND CONDITIONS, THE OWNER RESERVES THE RIGHT TO ENTER THE PROPERTY TO REVIEW THE SITUATION
AND AUTOMATICALLY IMPOSE FINES AND FEES. |

Any misrepresentation about the nature or size of the group, use of the property or any other misrepresentation, or are in any way in breach of any part of the Booking Agreement. |

Client(s) acknowledge that the property is located in a residential area and shall KEEP NOISE TO A MINIMUM AT ALL TIMES. Be extra courteous to your neighbors in particular between 09:00pm and 08:00am (Remember, you are on vacation, but your neighbors live here and are going work in the morning). |
 |
 |
Rates include the use of
gas, water, electricity and internet access, first use of toilet paper, soap,
detergent, dish drops, fresh towels and linen for the number of the registered
guests. |
 |
 |
Rates do not include daily maid service, laundry service, telephone, car rental, food, liquor, gratuities, personal items and excessive cleaning upon departure (i.e.: upholstery or rug shampooing, etc.). |
 |
 |
There is a JPY 5,000 charge for any approved change in reservation date or properties. Changed are only permitted if the dates are available and are only granted at the Owner's discretion. |
 |
 |
No landlord and tenant relationship shall be created hereby. |
 |
 |
Client(s) shall be liable for all acts of the family, guests, employees, present on the property. Should there be any legal action arising from/relating to occupant(s) use of residence, Owner shall be entitle to recovery of all legal fees and costs. |
 |
 |
Owner will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services, except as noted in Cancellation and Refund Policy. |
 |
 |
Owner will in no way be responsible or liable for personal property lost due to theft, flood, fire, unforeseen circumstances or natural disasters. |
 |
 |
Owner or its agents may enter the property at any time in the event of emergency and at all reasonable times to make necessary/requested repairs, show or inspect the property. |
 |
 |
Owner reserves the right to switch Client(s) to another property, based on availability, or offer refund (if property is not approved by the Client(s)) due to an
emergency, fire, sale, unforeseen circumstance or natural disaster. |
 |
 |
Client(s) will receive House
Rules at check in and must abide by the rules while Client(s) are renting the
property. |
 |
 |
Client(s) agree to pay a certain amount of cleaning fee at booking to clean the property thoroughly after Cleint(s) departure. |
 |
 |
Owner reserve the right to take a photo copy (or a photo by camera) of client's credit card at check in and hold it until Client(s) check out, instead of taking a
security deposit. Client(s) agree to pay, and Owner reserves the right to charge, Client's credit
card for any damage, loss, theft of the property, and any extra or unusual cleaning as determined by our cleaning staff that may be required that exceeds the amount of the departure cleaning fee. |

There will be NO EARLY CHECK-IN or LATE CHECK-OUT without prior approval by Owner. Arrival prior to Check-In Time or Departure after Check-Out
Time listed in Booking Agreement may result in an additional JPY 10,000 charge or up to One Night
rent each. |
 |
 |
Client(s) shall check the property carefully before leaving and collect all items since Owner is not responsible for lost items if Client(s) leave them behind.
If Owner will find any items and Client(s) will request them returned, Owner shall charge the cost of shipping and JPY 3,000 item return fee to the Clint(s). |
 |
 |
There will be NO SMOKING in the property including common area of the building at any time. Failure to do so which results in complaints from Owner or neighbors or next guest may result in a fine of up to JPY
50,000. |
 |
 |
There will be NO PETS in the property. |
 |
 |
Room Keys should not be duplicated. Client(s) shall incur JPY 20,000 charge for each instance of lost key. |
 |

Release of Liability and Indemnification Agreement
In consideration for the right to occupy the vacation rental, the current occupants acknowledge and agree as follows: |

| 1. |
Client(s) agree to inform any and all people who will be on the property at the request of Client(s) or by invitation of the Client(s) of the terms and conditions, and to monitor compliance with terms and conditions. |
 |
| 2. |
Client(s) agrees to hold Owner free and clear of any liability for damage to self or property, resulting from accident, injury, loss of enjoyment resulting from events beyond the Owner's control (e.g., The weather). |
| 3. |
Client(s) acknowledges that the release and indemnity provisions in paragraph 2 apply to all claims for injury or damage resulting from any cause, including the negligence of any party released herein. I further acknowledge that this agreement shall be binding on all family members, guests, including minors, guardians, heirs and any executor or personal representative or beneficiary. |

| 4. |
Client(s) agrees that this Agreement should be enforced to the full extent permitted by law. If any section or part of this Agreement is held not to be enforceable under the applicable law, the remainder of the Agreement shall be enforced. The release and indemnification provisions of this Agreement do not apply to reckless or intentional acts. Unless such provisions are permitted by the applicable law. |
| 5. |
All disputes, controversies or differences which may arise between the parties hereto, out of or in relation to or in connection with this Agreement shall be finally settled by arbitration in Tokyo, in accordance with the Commercial Arbitration Rules of The Japan Commercial Arbitration Association. The prevailing party in any arbitration or litigation shall be entitled to recover reasonable attorneys' fees. |

I state that I am 20 years of age or older and legally competent to sign this Release of Liability and Indemnification Agreement. I understand that these terms are contractual and not a mere recital. I have signed this document of my own free act. |
| 7. |
Client(s) agree to hold Owner free and clear of any liability for damage to self or property, resulting from accident, injury, loss of enjoyment resulting
from the weather or inoperable appliances or equipment. |

I HAVE FULLY INFORMED MYSELF OF THE CONTENTS OF THIS RELEASE AND INDEMNITY BY READING IT BEFORE I SIGNED IT. |
